Dashboard
Cash you need, and whether you’ll have it in time
The total cash you need, where your savings will be by your target date, your monthly mortgage and the one thing to do now, plus a chart of savings against what you need.

Deposit plan
Every savings pot, projected month by month
Up to 6 pots with interest and the 25% Lifetime ISA bonus, joint LISAs for couples, plus ISAs, savings and family gifts. It tells you how much more to save each month to be ready by your date.

Stamp Duty
Stamp Duty for all four UK nations
Stamp Duty in England and Northern Ireland, LBTT in Scotland and LTT in Wales, with first-time buyer relief applied for you. Plus legal fees, Land Registry, survey and moving costs.

Mortgage
What lenders may offer, and a rate-rise test
Loan to value, what lenders may offer at 4x to 6x income, your monthly payment, and what happens to it if rates rise by 2%.

Life after moving
Your monthly bills now and once you own
See your outgoings before and after moving side by side, so you know the home you buy is one you can comfortably afford to live in.

Savings log
Log payments, bonuses and interest
Record payments in, LISA bonuses, interest and withdrawals. Mistakes are flagged in plain words, and “Things to know” warns you about issues like a LISA that won’t be 12 months old in time.

How do I get the planner after I pay?
You're taken straight to a download page with your "Make a copy" links. One click saves the planner to your own Google Drive. Stripe also emails your receipt.
We’re buying as a couple. Does it work for us?
Yes. It handles two buyers, joint Lifetime ISAs and two incomes for mortgage affordability.
Does it work outside England?
Yes. It covers England, Scotland, Wales and Northern Ireland, using Stamp Duty, LBTT or LTT as appropriate, with first-time buyer relief where it applies.
Does it work in Excel?
The download here is the Google Sheets version, which is free with any Google account. If you'd rather use Excel, get in touch after buying and I'll send you the Excel files too.
Do I need to connect my bank?
No. There is no app, no subscription and no bank login. Your copy lives in your own Google Drive and only you can see it.
Will I get updates when tax rates change?
Yes. Bookmark your download page: it always links to the latest version, updated for each new tax year at no extra cost.
Can I share it with friends?
Please don't share or resell the planner or its links. It is licensed for your own personal use.
Is this financial advice?
No. The planner is a planning tool, not regulated financial or tax advice. Figures are estimates based on what you enter, and lenders run their own checks.
